Home Inspection

A home is one of the biggest purchases you’ll ever make, and understanding its condition is critical. We perform a non-invasive inspection of the home’s accessible structure, systems, and components. Although no inspection can uncover every issue, it can significantly reduce stress by giving you the knowledge needed to make an informed home-buying decision.

Annual Home Inspection

An Annual Home Maintenance Inspection puts you in control of your home’s care. By identifying seasonal and routine maintenance needs, this inspection helps prevent small issues from turning into expensive repairs. We uncover existing concerns and provide clear, year-round guidance so you know exactly what to address and when—keeping your home operating as it should. The result is confidence and peace of mind, knowing your home is well-maintained and potential problems are caught early.

Pre-Inspection

Before listing your home, a pre-listing inspection helps identify potential issues early—streamlining the sales process and supporting confident pricing. By uncovering concerns before your home goes on the market, you stay in control, with the opportunity to make repairs or disclose findings upfront rather than reacting to buyer discoveries. This proactive approach allows time to obtain accurate repair estimates, reduces surprises, avoids last-minute negotiations or delays, and helps justify your full asking price. A pre-listing inspection positions your home as transparent, well-maintained, and truly market-ready.

11-Month Warranty Inspection

Our 11-Month Warranty Inspection is a critical final check for newly constructed homes, performed just before the builder’s one-year warranty expires. We conduct a thorough inspection to identify construction defects, cosmetic concerns—such as nail pops or drywall cracks—and issues with major systems (HVAC, plumbing, electrical that may have developed after move-in. By documenting these items while the builder is still responsible, you can avoid unexpected out-of-pocket repair costs. This comprehensive inspection covers the home’s systems and components to help ensure everything is functioning properly before the warranty period ends.

5-Point Inspection

A 5-point home inspection is a limited, non-invasive evaluation of the five primary systems of a residence, including the roof, electrical system, HVAC (heating and cooling), plumbing, and structural components. The purpose of this inspection is to provide a general overview of the condition of these systems at the time of inspection and to identify readily visible deficiencies that may impact safety, function, or insurability.

This inspection is significantly more limited in scope than a comprehensive home inspection. It does not include a detailed evaluation of all systems, components, or cosmetic conditions, and it should not be relied upon to identify all defects that may be present.
